Pre-Authorized Installment Draft (PAID) Option: Automatic Withdrawal of Payments.

Our PAID option allows your monthly payment to be automatically deducted from your bank account, which is convenient and saves you time and money.

Conversion Option
|
Presently, we offer a conversion option that allows you to change from one pricing plan to another at any time, something that many lenders will not do. Even though a small fee may apply, this option is generally less costly and simpler than refinancing your loan.

Loan is Fully Assumable.
|
This means that if you sell your property, a qualified buyer could assume your mortgage. This is very attractive to a lot of buyers and could make your property easier to sell.

Rate Lock Option
|
Eliminate the risk of raising rates by locking in at time of application for 75 days with no rate lock fee. You may extend the rate lock for up to 4 additional periods, in 30-day increments (with a minimal fee).

Escrow of Taxes and Insurance is Optional
|
If you qualify, GreenStone will not require you to escrow your taxes and insurance with your monthly payment. However, escrow is still available for anyone who wishes to use it.

Advance Payments can be Placed into Funds Held.
|
When you have excess cash, you can deposit the money into your Funds Held account, which can then be used to make your future mortgage payments, insurance or property taxes. You earn a competitive interest rate on these funds as determined by GreenStone.

You can select from three pricing options to meet your unique needs:

Adjustable Rate Mortgages (ARM): Loans may be priced on 1, 3, 5 or 7 year repricing periods with terms of 10 to 30 years. ARMs have interest rate caps of 2% per pricing period and 6% over the life of the loan. These loans DO NOT balloon.

Variable Rate Mortgages: Variable (30 day adjustable) products include variable or variable with rate cap options. These rates are subject to change on a monthly basis. They can be pre-paid or converted at any time without penalty. This is a very flexible and affordable rate choice.

Fixed Rate Mortgages: The rate remains fixed for the life of the loan. Pricing maturities of 15, 20 and 30 years are available. This product is appropriate if you wish your rate and payments to remain the same over the life of the loan.
