GreenStone FCS Seconday Market Home Loans are a competitive source of home financing for customers desiring a rural setting. A mix of fixed rate, balloon and adjustable rate products to meet your needs are currently being offered through this program with special pricing or program options available upon request.

GreenStone offers competitively priced mortgage loans through relationships with established mortgage investors. Loan programs, pricing and guidelines are established by the individual investor and area extremely competitive with all other lenders. Pricing may be below that which is offered on a portfolio loan product.

Local mortgage originators and processors Your mortgage application is processed and originated by local GreenStone FCS employees, not someone across the country or a nondescript website. This results in more effective communciations throughout the process.
Loan is competitvely priced using secondary market investor rates Loans are priced as pools of investments so the fixed rates are typically among the lowest available.
Rate lock option Eliminate the risk of raising rates by locking in at the time of application, or if you prefer, float your rate until you are ready to close (there may be a fee to lock the rate.)

Interest Plans

Fixed Rate Loans: 15, 20 and 30-year amortization

  • Rate is fixed for the life of the loan
  • No prepayment penalty
  • Not assumable
  • Conforming and Jumbo pricing available

Adjustable Rate Mortgage (ARM):

  • Rate is subject to annual adjustment after an initial fixed rate period
  • 30-year amortization
  • Index is One Year Treasury Bill
  • 3/1, 5/1 and 7/1 pricing options are available
  • No prepayment penalty
  • Conforming and Jumbo pricing available

Balloon Loans: 5 or 7 year

  • 30 year amortization with balloon payment due in 5 or 7 years
  • No prepayment penalty
  • Not assumable
  • Conditional right to refinance at the end of the balloon period, for the remainder of the 30-year term

Special Programs

  • No money down programs
  • 80/10/10 and 80/15/5 programs
  • Buydown programs
  • Programs for applications with blemished credit history
  • No income/No asset programs
