The following documents will help you complete your loan application when you are ready to apply.

Identification & Forms

Income Verification*

Assets Verification for Collateral

Property Information (if applicable)

Property description: legal description or survey
Name, address, and phone number of seller or land contract holder
Copy of purchase agreement or land contract to be paid off
If refinancing, a copy of latest property tax statement
Copy of previous title insurance policy
Copy of current homeowners’ insurance policy (Not required for vacant land or home site financing)
Other documents like PA, survey, split approval, construction documents, and others may be requested

*Eligibility & Income Guidelines

Acceptable Income: Any legally documented income with a history and probability of continuation
Nest Egg Income: For applicants aged 58.5 or older, up to 5% of retirement account value can count
Child Support/Alimony: Must be verifiable with at least two years of documentation
Overtime/Commission/Bonus: Must show at least two years of history
Self-Employed Income: Requires at least two years of documented income
Non-Reported Income: Cannot be considered
Retirement Income: Requires two years of 1099s (if available), current Social Security award letter, and recent pension statement
